FULL ARTICLE- Jersey City Breaks Ground on Historic Redevelopment Project with 80% Affordable & Workforce Housing

Most Affordable Housing of Any Private Mixed-income Community This Size in the Country
— Mayor Steven M. Fulop, the Jersey City Redevelopment Agency (JCRA), and City Council Members joined Bayfront Development Partners, LLC — a joint venture between Pennrose LLC and Paths — to officially break ground today on the first building in the long-anticipated Bayfront Redevelopment Project on May 14, 2025, marking a historic milestone in Jersey City’s largest mixed-income community initiative to date.
Located on the Hackensack River Waterfront, the six-story Bayfront Promenade building will feature 210 residential units, of which 167 units are set aside for low- and moderate-income households:
- 74 affordable units designated for low-income families earning 60% or below AMI.
- 93 workforce units designated for moderate-income families earning at or below 120% AMI.
- 80% of affordable and workforce units in total at Bayfront Promenade.

The endorsement positions him as the progressive, climate-centered candidate in the race for Mayor.
Today, Jersey City Councilmember James Solomon received the endorsement of Climate Cabinet Action, a national advocacy organization for comprehensive climate policy in states and cities across the country. Climate Cabinet Action focuses on local candidates in high-impact races, and this is a top-priority race for Climate Cabinet Action.
“I’m honored to receive the endorsement of Climate Cabinet Action, and I am proud to be the climate candidate in the race for Jersey City Mayor,” said Councilmember Solomon. “From Hurricane Sandy to Tropical Storm Ida to the torrential downpours we’re receiving even this week, climate change is already making life in Jersey City much harder. On the City Council, I’ve led on climate resiliency to protect us from what’s coming. As your Mayor, I will ensure our most vulnerable communities are protected from the devastating effects of the climate crisis while continuing to stand up to the state’s wasteful turnpike expansion – and I will fight for more mass transit options, more green infrastructure, and more open spaces across our city.”

The Class of 2025 is the largest in the College’s History.
Hudson County Community College (HCCC) will celebrate the academic achievements of more than 1,550 students at the College’s 48th Annual Commencement ceremonies. The event will be held on Wednesday, May 21, 2025, at 10 a.m. at Sports Illustrated Stadium, 600 Cape May Street in Harrison, NJ. The College expects approximately 7,000 graduates, family members, faculty, staff, trustees, and guests to attend.

80% of the units will be dedicated to affordable and workforce housing.
With the Fulop Administration’s stringent affordable housing requirements throughout the entire project, Bayfront will provide the most affordable housing of any private mixed-income community of this size in the country.

‘Big Day of Birding’ planned May 17 at Liberty State Park

New Jersey Conservation Foundation will team up with the Feminist Bird Club of Jersey City, Liberty State Park, and Jersey City Birds for a “Big Day of Birding” at Liberty State Park on Saturday, May 17. The free event includes bird walks at 6 and 9 a.m., and is appropriate for both novice and experienced birders.
“We will attempt to identify as many species of birds as we can while enjoying good company and the beauty of this urban gem,” said Bill Lynch, New Jersey Conservation’s director of engagement and communications, co-leading the event. “No experience is necessary, and we will bring a scope and extra binoculars for participants to borrow.”
